1. Essential Documents

When applying for a rental property, you’ll need to provide the following:

Photo Identification (ID)

  • Acceptable forms: Passport, Driver’s Licence, National ID Card
  • Must be valid (not expired)
  • Must show your full name and date of birth

Proof of Income or Employment

  • Recent payslips (usually last 3 months)
  • An employment reference confirming (this will be obtained via VOUCH):
    • Job title
    • Employment status (full-time/part-time/casual)
    • Length of employment
    • Income
  • If self-employed: bank statements and/or accountant’s letter

Landlord or Rental Reference

  • A letter or contact details from your current/previous landlord
    • Should state your payment history
    • Condition in which you kept the property
    • Whether you followed tenancy rules (noise, pets, etc.)

2. If You Cannot Provide Employment or Rental References

Use a Guarantor

  • A guarantor is someone (usually a parent or trusted relative/friend) who agrees to cover your rent if you can’t pay.
  • They must provide:
    • Photo ID
    • Proof of income or employment
    • Credit check

3. What is Expected of You as a Tenant

To maintain a good relationship with your landlord and stay in good standing:

Pay Rent on Time

  • Stick to your rent due dates
  • Communicate early if there’s a problem

Take Care of the Property

  • Keep it clean and in good condition

  • Report any damage or maintenance issues promptly

Respect the Neighbours

  • Keep noise to reasonable levels
  • Follow building or community rules

Follow the Terms of Your Tenancy Agreement

  • Understand your responsibilities (utilities, garden, bins)

  • Give proper notice if you plan to leave

4. Tips to Strengthen Your Application

  • Fill out the application completely and honestly
  • Be responsive to emails/calls from the landlord or agent
  • Be on time and polite if attending a property viewing
  • Provide all required documents when required to avoid delays
